Build n Share #192-193 University Roomies

Dear Sims University,

As per the arrangements, construction has been completed on the Duplex for off campus housing. Your requirements were:
– A duplex with 2 bedrooms and 1 bath per side
– Basic outdoor area
– Stylish but not extravagant furnishings
–  Small kitchen with room for 2
– Common area that includes a lounge and study options for 2
– Bedrooms individually designed for the person assigned to them
– A small lot, no larger than 20×20.
–  A $70,000.00 budget.

I think you will find that what we have done meets each criteria. The total cost of the build was $69,964. The Duplex is located at 56 Water Lily Lane, Sunset Valley.

You sent me 4 brief bios on the students you intend to live in the model duplex. I spent some time with each one and have included some more information to help with the walk through.

Yasmin Alves

First up is Yasmin Alves. As you indicated, she is an Overly Emotional, Artistic, Neat, Eco Friendly Loner. (Loner is replacing Brooding since I don’t have UL.) After speaking with her, I discovered she was a Virgo, preferred Irish Green, Autumn Salad and Indie music. She’s come to college with the intention of studying Archaeology, with a minor in …Tomb Raiding? I think she might have been spending too much time playing Lara Croft when she was younger. Her goal after college is to have a Private Museum.

Kim Colston

Next is Kimberly Colston. The short bio you sent me said she has a Good Sense of Humor, is Excitable, Friendly, a Hopeless Romantic, and a Born Saleswoman.  This outgoing young lady is a Gemini, prefers Pop Music, Tri Tip Steak, and the color Orange. After answering a series of questions, I was able to figure out that she’s decided to study Journalism and become a Star News Anchor.

Enzo Carvalho

Enzo Carvalho is a…unique young man. According to the bio, he’s an Eccentric, Family Oriented, Genius, Computer Whiz that Hates the Outdoors. (I didn’t have anything equal to Night Owl, so I randomly rolled the replacement.) After asking him to put away his laptop for the interview, I found out he is a Gemini. He prefers Hip Hop Music, Spice Brown and Dim Sum. An eclectic series of preferences. He is at the University to study Law Enforcement, with the intention of becoming a DNA specialist.

Danny Maroon

Finally is Danny Maroon. He’s a very outgoing young man who seemed more like he was ready to go onstage at any moment. Danny is a Dramatic, Rebellious, Virtuoso with a reputation for being a Great Kisser. I’m told he also is considered to have Star Quality. (Dramatic was the best replacement I could find for Natural Born Performer.) This young man is  a Taurus. He dressed entirely in Black, likes Rockabilly music, and Vegetarian Salmon. His goal is to be a Rock Star.

Now that you’ve got a good idea of your tenants, lets move to the house.


With this house, I chose to go with a Victorian Country style. The sides of the duplex are offset from each other to form private entrances and balcony’s. On the girl’s side, facing Water Lily Lane, the garden consists of flowering bushes that will only need trimming from time to time.


On the boy’s side, we went with a mixture green hedges and coleus for a touch of color. Simple, and very hardy.

Both sides of the house have small flowering planters for color and texture. The idea was to take warm colors, (ivory, green, blue, oak) to create a warm and inviting appearance. This is after all, going to be their new home for the next 4 years, so I believe it should look like it.

The above shots are the view from the front porch of the girl’s side.


Near the front door, I tucked in a small reading area. What is a college dorm without bean bag chairs?


The color scheme throughout the girl’s side, at least in the common areas is Honey, Snow, New Leaf, and Oak. The style is a warm country-style that should make anyone feel at ease and comfortable.


In front of the bay windows,  we placed a pair of matching desks. The windows provide a lot of light, making the room feel larger and more spacious. At the moment there are no decorations on the walls, since it is a common area. Yasmin and Kim are still trying to decide what they both like.

In the kitchen we replaced New Leaf, with Deep Sea. Faux marble counters and flower details on the doors give the appearance of an upscale Country Kitchen.


In terms of seating, there are 3 at the counter. We were also able to tuck a small table with seating for 2 next to the spiral staircase without crowding.

The staircase leads up to the 2nd floor hallway. The door on the left is the bathroom door. The middle door is Kim’s room. The door on the Right is Yasmin.


In the bathroom here we found a wonderful sandstone looking composite. It makes a wonderful contrast to the Warm Biscuit paint on the wall, and the Cool Blue accents. The company with the composite was kind enough to cut extra pieces for the shower back and the border near the ceiling.


Since 2 people are using the bathroom, and mornings will undoubtedly be crowded, I had my builders angle the shower and add a stall for privacy.


Dual sinks and a long mirror minimize counter space arguing. The poster was one of 2 I had from my own college days. It seemed right to pass it on to this next generation.


This is Kimberly’s room. When we sat down together, she wanted a very bright shade of orange. We were able to work out an agreement for a softer shade of Tangerine and white in exchange for elegant drapes at the windows.


Such a great window area needs seating.


As you can see, she’s already moved in.


Some will criticize the use of double beds, but most of the college students are of various sizes and a double bed will ensure maximum comfort. We found Kim a neat add-on for her cellphone. She can plug it into the vintage looking phone on the night stand and it will not only charge, but she can use the vintage one like a real phone.


Since Yasmin professed a strong interest in the outdoors, we brought it inside with a soft green pattern  and woven bamboo on the walls. A simpler vine pattern on the shades and the bedspreads combine with the walls to make a cozy haven.


Yasmin has a strong interest in Photography as well as painting, so I had her take some pictures around Sunset Valley. These we decorated her room with.

The Victorian in the picture on the left is one of my designs. I was quite flattered when she chose it to go on her wall.

When we gave the girls the choice of rooms, Yasmin decided to go with the smaller of the two rooms.


This is the view from the balcony that the smaller room has. Beautiful.


Yasmin said she liked to garden, so we put some small fruit plants and a couple of basic bushes on one side of the balcony.


On the other side, she put her easel. In the background you can see the fantasy trees from the Moonlight Retreat.


Now onto the boy’s side of things.


The layout mirrors the girls. Instead of new Leaf, we chose to bring Blue Skies, Rainy Cloud and Dark Oak in as a change of color.

Vehemently opposing the curtains the girls chose, the boys went with faux leather blinds and pulldown shades.


In the kitchen they went with Olive Plaid, Chocolate Milk for the tiles, and fewer rugs.

I had to insist on the plant, though its plastic. I doubt it would get watered if it wasnt. I could be wrong though. Enzo seems conscientious.


In the bathroom we went with the Sandstone and Warm Biscuit like the girls. Though instead of Cool Blue as the accent, we went with Woven Bamboo.

This was the second of my old college posters.


Danny’s favorite color is Black. Left too himself, he would have made the room look like midnight. We compromised.

He has quite the collection of Rockabilly records.



Enzo found this unique pattern while paging through one of our wall paper books. I had the bedspreads made to match.


He is definitely eccentric, choosing industrial lighting and a sheet of metal for art.


Initially he asked if we could simply forgo the balcony door and windows. Since it would be a code violation, he insisted on full window treatments to block out the “burning light from above.”


The computer is his.


His balcony is over the girl’s porch and has a wonderful view.

His balcony is bare, unlike Yasmin’s. I think he only took this room because it had fewer windows than Danny’s room.

I was able to get some candids of each of the students. I will enclose those at the bottom. I hope this duplex meets your criteria and exceeds your expectations. If there is anything else I can do, please feel free to let me know.

Build n Share #190-191 DuTrieux Pied a Terre

This is Oliver DuTrieux. He is an Over Emotional, Workaholic, Snob, Hopeless Romantic and Great Kisser. His lifetime wish is to be a World Renowned Surgeon. His favorites (Randomly generated) are Frog Legs, Classical and Purple. For the most part he was randomly generated and then tweaked, hence the odd eye and hair color.


Oliver smiled as he pulled up to the curb in the airport’s grey sedan. The apartment building looked every bit as charming as he was told by the architect. It was not his elegant home in France, but it was appealing.

The marriage of wood and stone suggested warmth, wealth and stability right from the gate. He was glad to see it was a gated apartment complex. Thefts were distracting from his work.


Simple grey brick pathways gave subtle directions as to where his feet could go. And the free-floating archways? Well that was definitely unique. Turning to the left and the right as he walked slowly under the archways, he saw elegant and colorful formal gardens. Raised beds in the center highlighted cheerful fountains, while flowering bushes softened the grey stone fencing.

In the corner of the right side garden, beneath a cherry tree in bloom, a small wooden gate led to a deck of some kind. He would have to explore the amenities extolled by Ishtar Architectural and Interior Design later. For now all He wanted was a meal and a bed.


In Oliver’s mind it was always a good sign when the first thing seen upon entering a building was a beautiful piece of art. Of course the fact that it was a statue of an equally beautiful woman didn’t hurt either. It and the crystal lamps and pressed tin added richness to a pleasantly modern color scheme.


Through plate-glass windows and doors he could see a workout room to the left…


and an indoor pool to the right. That was an even better sign. He wouldn’t have to waste money or time finding a gym membership while he was there. Ishtar had mentioned that all facilities were included in the price of his apartment.


The mailbox and call box were both enclosed in wood and set discreetly on the wall. As he waited for the elevator, he studied the frame, noting it had been custom-made to match the rest of the lobby.


The lobby scheme continued on the second floor hallway. Too bad the big windows didn’t have a better view, but oh well. Oliver frowned, the waste chute was rather close to his door and less than hidden. Still, a palm plant in a metal planter would hide it from view. He didn’t want his Caroline to be turned off by it being right there.


It was nice to see that one of those darling crystal wall lamps was situated right next to his door at Number 2, Sunnyside Apartments. ‘Nothing worse than opening a door to a dark lobby. You never knew what kind of barbarians were waiting to trouble you…’ He thought, as he opened the door and stepped in.

…warmed by oak and pine and brightened by his favorite color…


With the high-tech triple play of massage chair, flat screen and sound system! A top of the line laptop had been placed on his desk just as requested.


And the artwork! On every wall Oliver saw beautiful, unique and eclectic works of art.


The 4 poster bed was surely luxurious enough to please anyone without being too girly for a man.  The reflective night stands and panels, both in the bed and the sturdy desk, blended a romantic and modern design elements.


The half wall was patterned with the same wall paper as the feature wall behind his desk.


Instead of a small table in the small space, counter seating with intricate lattice-work. Ishtar’s eye for detail even included ceiling medallions around the sparkling crystal lights! Every piece spoke of elegance and high quality.


He did wish that the bathroom was bigger, perhaps with a bath to soak in after a long day in the surgery theatre. But the vibrant purple would give him a burst of energy in the morning, while the white tile and sparkling glass was sterile and clean, just like he liked things. And there was even art in here.


Oliver stepped back out of his bathroom and spotted the bottle of wine, standing beside 2 glasses, ready to be shared with his beautiful Caroline.




Oliver was overjoyed.


And the bed was as comfortable as he could have hoped.


Oliver woke early the next morning, his internal clock still set to French time. Since he had time before work, he headed back down to the lobby to check out the amenities there.


The unique turquoise stone and wood of the lobby carried into the clean white workout room. There was a flat screen on the wall, to entertain whoever was working out on the machines.


In the back corner he saw a little juice bar, with a whimsical palm decal on the wall behind it.


Outside he found a rock climbing wall and a basketball court.


He had always wanted to try out a rock climbing wall…


After a light bit of climbing he went back in to finish investigating. The third door in the workout center led to a delightful surprise:

and a sauna! With all he had seen so far, no wonder his pied a terre was so expensive…and worth every penny.


Across the lobby he found a nice sized pool, with the pool walls accented by chocolate tile.


A pair of sun chairs and a table set offered an invitation to relax by the pool no matter the weather outside.


Outside he discovered the little gate he saw yesterday led to this sun deck. Apparently plenty of people enjoyed a bask in the sun, for there were several chairs waiting for occupants.


On the very top floor, he found the last of the promised amenities: A Japanese restaurant. Wide pine counter seating and 5 tables provided ample seating for dining.


Off to the left was a bar.

Artwork covered the walls and even the shoji walls had been painted. It was not french work but exquisite none the less.

Even the bathrooms had decorated shoji and art.
Oliver’s watch beeped reminding him he had somewhere to be…and a life to save…
